How pricing works

There is no price list. Every reveal day is quoted from the walkthrough. This is what we ask, and what you get back.

  • What decides the price

Three things move the number most: the size of the project, how much glass it has and how much dust the build left behind. Two floors and a gutted kitchen are a longer day than a refreshed hallway.

    • Square feet and floors

    • Panes, glass doors and shower enclosures

    • Dust left by sanding, tile cutting and demolition

    • Access: stairs, parking and loading

    • Visits: one reveal day, or a rough clean first

  • What the estimate includes, and what it doesn't

The written scope lists each room by name and what we do in it, the number of visits and the date. It covers labor, equipment and supplies.

    • Included: each room, glass, fixtures and floors

    • Included: a photo set of every room

    • Not included: repairs, sealing, painting

    • Not included: bulk debris, lifts and scaffolds

  • What happens at the visit

Xiuying or Kosal walks every room with your punch list, notes what the trades still have to finish and photographs the starting condition.

  • When you get the number

In writing within two business days of the walkthrough: one number for the scope we listed, split by visit if there is a rough clean first.

  • If the job changes

If the punch list grows, or a trade reopens a room after we have cleaned it, we price the change in writing before we do it.

  • How and when you pay

A deposit holds the reveal date. The balance is due on the day, by card or check, once you have the photos.

The six questions

A worked example, with no figure

This is what we ask on the walkthrough. The number is yours, so it appears only in your written scope.

  1. 01

Step 1: How big, and how many floors?

A two-floor house of 2,400 square feet. The daylight basement is left out.

  2. 02

    Step 2: How much glass?

Fourteen windows, two sliding doors and three shower enclosures.

  3. 03

Step 3: What did the build leave?

A kitchen gutted and a tiled primary bath: heavy dust and a fine film on every shelf.

  4. 04

Step 4: Who lets us in, and where do we park?

The site lead, a lockbox and one loading space out front.

  5. 05

    Step 5: How many visits?

A rough clean before paint, then one reveal-day clean.

  6. 06

Step 6: When is the date?

The reveal is five weeks out, and the scope is written back from it.

About the number

Do you quote over the phone?

We can talk through the questions over the phone, but the number comes after the walkthrough, because the dust and the glass decide it.

Is a deposit required?

Yes. It holds the date for the crew, and the scope says how it is applied to the balance.

Do you charge by the hour?

No. The written number is for the scope we list. If the scope changes, we price the change first.

Send the punch list

Tell us the project and the reveal date. The walkthrough comes first, then the number.

We reply by the end of the next business day.
