FAQ

Questions before you send the list

How is the price decided?

From the walkthrough: the size of the project, how much glass it has and how much dust the build left. The how pricing works page lists what we ask.

What happens at the first visit, and how long does it take?

Xiuying or Kosal walks each room with your punch list and photographs the starting condition. The written scope follows within two business days.

Do I need to be there?

No. A site lead or designer can let us in, or a lockbox holds the key. Codes are kept on our schedule for this job only and deleted when it closes.

Who comes, and are they your people?

A crew from our own company, led by the four named on the about page. We don't hand a room to another company.

Are you insured?

We carry general liability insurance, and a certificate with its limits goes to your office on request, before the first visit.

What if something is missed, broken or missing?

Tell us within two business days for a missed item. For breakage, tell us the same day. The policies page has the terms.

What do you bring, and which products do you use?

Our own vacuums, cloths, squeegees and glass cleaner. We name the products on request, and use fragrance-free ones when you ask.

What do you not do?

Repairs, sealing, painting, bulk debris, lifts and scaffolds, and anything with lead, asbestos or mold. We will say who to call.

What about a house built before 1978?

Ask your contractor whether the work disturbed lead paint. Work that disturbs lead paint belongs to the contractor's own lead-trained crew. We clean up after it to the contractor's plan, and we don't test for lead.

Where do you work, and how soon can you come?

Seattle's neighborhoods and a short list of nearby cities. Send the reveal date with the punch list, and we work back from it.

Something we have not answered?

Send the punch list with your question, and we will answer in writing.

We reply by the end of the next business day.
