Glass and fixtures

Every pane, every fitting

Glass and fixtures are what a client sees first and what a camera shows most. Kosal leads a dedicated pass after the dust is down, so nothing settles on a clean pane.

What you get

  • Stickers, film and tape lifted without scratching

  • Streak-free glass, edge to edge

  • Fixtures wiped by hand, never abrasively

Quoted separately

  • Etched or scratched glass

Glass damaged by a grinder or hard water will not clean up. We flag it at the walkthrough so your glazier can decide.

  • Skylights and glass above a ladder's reach

These need a lift or rope work. We will say who to call.

  • Re-sealing or re-caulking

A trade's job. We wipe up to the bead and stop there.

How the number is made

  • What decides the price

How many panes, how tall they are, and how much was left on them: paint spatter, sticker glue, plaster dust.

    • Panes, doors and enclosures

    • Heights, from the ground or a ladder

    • Residue left by the build

  • What the estimate includes, and what it doesn't

A written scope names each room's glass and each set of fixtures. It covers labor and supplies, and leaves out repairs and anything above a ladder's reach.

  • What happens at the visit

Kosal checks the glass in daylight, notes what is etched or damaged and photographs it, so the record is yours.

  • When you get the number

In writing within two business days of the walkthrough, with the date.

How a visit goes

  1. 01

    Step 1: Daylight check

Kosal walks the glass with you or your site lead, in the light the client will see it.

  2. 02

    Step 2: Scope and date

Deja sends a list of every pane group and fixture, and the date.

  3. 03

    Step 3: The glass pass

Glass is cleaned after the dust is down and before the floors, so nothing drips on a clean floor.

  4. 04

Step 4: Photos at an angle

We photograph glass against the light, where a streak would show, and send the set.

Before we arrive, and what we do not do

  • Before we arrive

    • Window film and stickers left on until we are there

    • Water on

    • A way to reach the outside glass

    • Trades out of the room

  • What we do not do

    • Work from ladders above a stable reach

    • Remove paint from glass with blades unless you say so in writing

    • Replace or repair glass

    • Pressure-wash exteriors

Questions about this clean

Do you scrape paint off glass?

Only when you ask in writing, and only after a test on a small corner. A scratched pane is a bigger problem than a spot of paint.

Can you clean glass before the trades finish?

We can, but a second pass is usually needed after sanding or tile cutting. Most projects book the glass pass last.

Do you clean the outside?

From the ground or a stable ladder, yes. Anything higher needs a lift and another company.

Send the glass list

Tell us the rooms and the reveal date. Kosal will walk the glass with you.

We reply by the end of the next business day.
