“The glass in the primary bath was streak-free at 8 a.m., and the photos were in my inbox before the client walked in. I sent two of them to the stone fabricator that afternoon.”
Post-construction cleaning in Seattle
Dust gone. Glass clear. Ready for the reveal.
We are a crew of about 20 that does the last clean on remodels and new builds for designers, architects and remodelers: the dust, every pane and fixture, then a set of photos of each room for your handover file.
- A written scope before the day
- Photos of every room, same day

Reveal day
From the punch list to the first photograph
The order we run on every reveal-day clean. Your designer sets the date, and we work back from it.
Two days before: walk the punch list
Xiuying or Kosal walks each room with your punch list, marks what is still trade work and what is ours, and photographs the starting condition. The written scope follows the same day.
The day before: dust, top down
Ceilings, vents, light fittings, sills and shelves first, then the floors: vacuumed, then damp-mopped. Tape, film and stickers come off as we go.
Reveal morning: glass and fixtures
Every pane and mirror, the shower glass and the tracks. Faucets, handles and light fittings are wiped by hand with soft cloths, so a finish is never scratched.
The last hour: the walk-in
One more look from the door of each room, with the light your client will see it in. Anything you have staged stays exactly where it is.
Same day: the photo set
A set of photos of every room, wide and close, goes to the person who booked us for your handover file. They are record photos, not a photographer's shoot.
The finish
What a finished room looks like when we leave
Glass, tile and floors, photographed in daylight before anything is moved back in.

Pricing
A walkthrough first, then one written number
There is no price list, because a hallway bath and a whole-house build are different days. We walk the project, then send a written number for the scope we listed, split by visit if there is a rough clean first.
What moves the number
Square footage and floors
Panes, glass doors and shower enclosures
What the trades left behind
Access, stairs and parking

From the file
What a designer's email looks like after a reveal day
“They read the punch list the way I wrote it. The tile setter still had a day left upstairs, and Xiuying told me which rooms to hold back instead of cleaning around him.”
“I book the rough clean before the drywall finish and the reveal-day clean after paint. The invoice names the rooms, so my client can match it to the scope.”

Before you send the list
Short answers
Do I need to be there on reveal day?
No. Your site lead or designer can let us in, or a lockbox holds the key. Codes and alarms are kept on our schedule only until the job is done. The policies page has the details.
What if something is missed?
Tell us within two business days of the reveal and we come back to finish it. The policies page says what that covers.
Do you clean up construction debris?
We bag small debris and the dust the trades left. Bulk debris, packaging and materials go to your contractor's dumpster before we start.
Is it only for designers?
No. Architects, remodelers and homeowners booking their own final clean send the same punch list, and get the same scope.
How far ahead should I book?
Send the reveal date with the punch list. We work back from it, and the project coordinator confirms the day in writing.
